Job Summary

Direct all aspects of the operation to include the supervision and management of employees, materials, supplies and quality control of all work performed. Maintain open communication with contract representatives and corporate personnel. Establish and monitor plans and procedures. Provide guidance on employee problems and initiate/maintain training Projects, safety Projects, sanitation Projects, equipment maintenance with the assistance of the Assistant Project Manager/Foreman with the quality control Project. Must be able to pass and maintain all security clearance requirements.

Primary Duties

  • Project Management: Provide effective leadership and establish a positive productive work environment for over 7 personnel and 3 subcontractors, to deliver comprehensive top rate grounds, custodial, floor care and vendor services (pest control, snow removal and window washing), for the FBI CRC Facilities (approx. 125,872 total cleanable sf and 59 total acres site landscaping).

  • Business Operations: Meet all budget and financial objectives associated with the Contract. Accurately forecast revenues within +/- 5% via spend plan and forecast.

  • Continuously strive for full 100% compliance with all Custodial Performance Work Statement (PWS) and Performance Requirements Summary (PRS) requirements. Meet deliverables on time and respond to all Government requests/communications promptly.

  • Manage all quality control and contract-required deliverables and reporting to ensure accuracy and timeliness of delivery.

  • Security: Manage, process and ensure full security requirements are met, and security clearances are maintained.

  • Train and instruct workers assigned to analyze and suggest more effective and efficient procedures and methods of operation.

Additional Responsibilities

  • Assist in planning daily work schedules.

  • Supervise the work force composed primarily of disabled persons.

  • Train Project participants/employees in orientation to the building, proper work techniques, and schedules, usage and conservation of supplies, operation of equipment, and safety practices

  • Assist in maintenance of employee attendance records and computation of timecards as needed and assist in developing performance standards for employees.

  • Provide daily communication with Government personnel to ascertain problems/concerns, reach decisions regarding appropriate solutions, maintain a high level of satisfaction in terms of quality service and effective communication at the facility.

  • Completion of all necessary paperwork, whether required by the site or company, to include, but not limited to quality control reports, task completing reports, employee performance evaluation, supply inventory, time studies/performance measurements, etc.

  • Maintain passing scores on all evaluations and inspections conducted by Government and company personnel.

  • Assist in all jobs, during scheduled hours and on weekends as requested by Supervisor.

  • Monitor submittals and track deliveries of material and the use and requests of supplies and equipment supplies as needed.

  • Collect and submit daily reports and project documentation.

  • Perform other responsibilities as assigned.

Qualifications: Education, Experience, and Certification(s)

  • Bachelor's Degree in any field or a minimum of 4 years of administrative services with management or supervisory experience required.

  • 6+ years of grounds maintenance and custodial knowledge and experience required.

  • 6+ years of floor care/restoration knowledge and experience required.

  • Cleaning Industry Management Standard (CIMS) certification preferred.

  • Valid driver's license and/or access to reliable transportation to perform work-related travel required. Eligible drivers must have a good motor vehicle record (MVR).

  • Must be able to pass and maintain all required security clearances to maintain facility access required.

Knowledge, Skills, and Abilities

  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

  • Proficiency in Microsoft Office Outlook, Word, and Excel. Must also become familiar with corporate specific Projects and software.

  • Excellent oral/verbal communication skills.

  • Detail-oriented and able to carry out work with the highest levels of accuracy.
